Choosing The Right Furniture

Choosing The Right Furniture
by: Jeff Lakie

The furniture in a person’s home says a lot about personal style and taste. In effect, most of us spend endless hours searching for the perfect piece of furniture before we actually make a purchase. With the availability of furniture from so many different time periods and schools of design, the choice can sometimes be daunting.

Furniture can reflect many personality characteristics, from fun and flirty to classy and sophisticated to modern and edgy. How do you choose the right piece?

Showrooms generally sort furniture by room, and within these rooms the pieces are further distinguished by style. If you are looking for a Chippendale sofa, for example, you will certainly find it with living room furniture, but it probably won’t be placed next to the black suede chaise. Sometimes it can take a lot of patience to browse through furniture showrooms. Because your furniture will brand you, though, it will be worth your while to take your time and wait until you find what’s right for you.

There has a been a trend recently toward “studio furniture.” This furniture is built in a studio environment, not by a large factory manufacturer, and therefore tends to be more unique. Studio furniture makers view themselves as artists or craftsmen. Many learn their craft not through apprenticeship but through university-level design and art courses. Of course, original style often equals higher prices. Just as we pay more for designer clothing, we pay more for carefully crafted furniture. Studio furniture tends to be more contemporary but may be influenced by more traditional furniture styles.

Many buyers are drawn to antiques. Antique furniture often creates a regal air in a home. If combined creatively with more modern pieces, antiques can add flavor to even a contemporary styled room. Mixing and matching different styles of furniture is quite fashionable these days, if done correctly.

Regardless of style, it is imperative that the furniture you choose is solidly built. Spending a little more may be worth your while if the furniture is made with better materials, as it will prove more durable in the long run. There is always room for practicality in a furniture purchase.

Tips For Stopping Foreclosure

Tips For Stopping Foreclosure
by: Jeff Lakie

“Foreclosure” is a four-letter word to any homeowner. The thought of losing a home to foreclosure is scary, and any homeowner would do whatever possible to avoid this predicament.

What is foreclosure, exactly? Legally, if homeowners continually miss mortgage payments, the lender can repossess the property. This is foreclosure, and it means the homeowner must give up the house. Not only that, but foreclosure can critically affect a person’s credit rating, sometimes preventing any future credit opportunities. Because of this, foreclosure should be avoided if at all possible.

If you are having difficulty paying your mortgage, communicate this with your lender. Chances are you may qualify for assistance, or there may be another loan better suited to your needs. Another way to prevent foreclosure is to work with a housing counseling agency; Housing and Urband Development (HUD) can refer you to a reputable agency in your area. (Call 800-569-4287 for more information.)

Some alternatives to foreclosure include special repayment plans, temporary suspension of mortgage payments, and mortgage modification. These all depend upon your financial status and require you to furnish complete proof of both income and debt. Another possibility is pre-foreclosure sale. Pre-foreclosure sale enables you to sell your home for a lower amount than you have left on your mortgage. You will still owe the remainder of your mortgage loan; the benefit is that you will avoid foreclosure and save your credit rating. If none of these options works for you, you may pay your lender the deed for your house in lieu of foreclosure. While you still lose your home, your credit rating will not suffer as greatly as if you went through a foreclosure.

Be wary of scams. Only a professional can truly determine if you are qualified for these options to avoid foreclosure. Make sure you get everything in writing, and only sign if you understand the paperwork. It is possible to avoid foreclosure if you make wise choices and understand your rights. Just be careful not to fall prey to scam artists. The outcome may be worse than foreclosure alone!

Your best bet to avoiding foreclosure is to work closely with your mortgage company and/or a lawyer.

Tips for Working on Plaster Walls

Tips for Working on Plaster Walls
by: Dean Novosat

If you live in an older house, say 50 or 60 years or older, there is a good likelihood that you have plaster on your walls. Plaster walls were very common, especially in the late 18th century and 19th century. Plaster was fairly readily available, was workable, and was capable of producing very smooth walls and ornate embellishments. It was and is however, very difficult to worth with. It took a fine plasterer many years to learn his trade under the careful instruction of a master plasterer.

Plaster is still widely available, though rarely used. Just check the painting aisles of your local home improvement center and you’ll see it mixed in with spackle and patching compound. The reason for its demise was the invention of joint compound. Unlike plaster, joint compound (or drywall compound) is easy to work with. It is slow to set up and harden, is very easy to sand, mixes easily, can be purchased already-mixed, and is easy to clean up. Joint compound works by simply letting the water evaporate out, leaving the hard, white stuff on the wall.

Plaster, on the other hand, sets up quickly, hardens like cement, is very difficult to work with once it starts to set up, is hard to clean up, and must be mixed up as needed and in quantities that can be worked with quickly. Plaster as it sets up, is actually a chemical reaction between the solid plaster and the water.

For this reason, joint compound is the natural choice for most new homes and patching jobs. However, plaster is by far the superior product. A plaster wall is rock hard, has a solid sound, and feel, is not easy damaged or scratched, and can withstand some abuse. These properties make for some interesting remodeling and repairs.

A simple task such as hanging a hook for a picture frame can cause large chunks of plaster to break free from the wall and come crashing down. Try to drive a drywall screw into plaster can be an exercise in frustration as chunks break out of the wall and the screw getting dulled by the plaster, Drill bits and saw blades dull instantly on contact.

Because of these challenges with plaster, I have compiled a few tips for working with it. Be aware, that these work for me in most situations, but plaster can be different and behave differently in different locations, so work very carefully.

1. When hanging a picture frame from a hook with a nail in it, first tape a large piece of masking tape over the area where you will drive the nail. This will help prevent chip-out. Once the nail is in place, remove the tape.

2. Another way to insert a wall hanger for a picture frame is to drill a small pilot hole for the nail. The pilot hole need not be deep. Just deep enough to penetrate the topcoat of plaster. If you see brown dust coming from the drill bit, you are through the topcoat and into the brown coat.

3. To drive a screw through plaster, always drill a pilot hole!

4. Never use a drywall screw in plaster to hold anything! Even though it may seem that the plaster is holding it in place, you risk tearing out a large chunk of plaster should you find a weak spot. Always screw through the plaster and into the studs.

5. When screwing through plaster and into the wall studs, make sure you are into the wall studs and not the wood lath that holds the plaster on the wall! Pulling down lath is one of the worst things you can do, as it will pull down large chunks of plaster with it!

6. Standard stud finders don’t work on plaster walls. You need stud sensors that feature some sort of deep penetrating technology. Common stud finders are designed for half-inch drywall walls and can distinguish plaster thickness very well.

7. Use the tapping technique to find studs. Plaster has good harmonics and by tapping or rapping it with your knuckles, you can usually hear the hollows between the studs fairly easily.

8. Like anything else in an old house, be extra careful! There weren’t building codes when many of these houses were built so there is no guarantee that you wall studs are evenly spaced, that there aren’t old pipes in the walls, or that abandoned and antiquated plumbing and electrical lines exist in the walls.

Remember, work slowly and smartly! Never rush an old house project. Take a few minutes to think things out several times. You will still run into surprises, but if you work slowly and deliberately, hopefully, they won’t ruin your day!

Organizing Your Living Room-Family Room

Organizing Your Living Room-Family Room
by: Simon Harris

Generally there is one room in the house where most of the “family living” takes place. In order to have a pleasant and welcoming living area for your family, and a place you can be proud of when you have visitors, you need to come up with some type of organization and storage for your main room, whether it be the living room or family room.

Step back and take a look at your room as a stranger would. Is it cluttered? Are there newspapers, catalogs and magazines pilled up all over the tables? Kids toys thrown all over? Shoes lying around? What is the condition of the furniture, would you feel comfortable sitting on your sofa, or does it obviously belong to the family dog?

One great way to start organizing any room in your house is to start with empty baskets with the name of each family member. Anything that you find in the living room/family room that doesn’t belong in that room goes into that person’s basket. That pair of sneakers, those comic books, that old sweatshirt, the toys. Deliver the basket to the appropriate owner. Once you’ve gone through the clutter, focus on newspapers, catalogs and magazines. Throw out the old ones. If you must have your magazines and catalogs get a nice magazine holder you can put next to your chair.

Now that you’ve cleared most of the clutter take a look around again. Just how dusty was that furniture under all that “stuff”? Get one of those nifty magnet-like dust cloths and dust, dust, dust. It’s likely that once you see clean and shiny surface you’ll be more apt to keep it that way. Use some Windex on your TV and stereo cabinet. Looking much better by now isn’t it? Now it’s time to vacuum. If you have the time, do it thoroughly. Have someone help you pull the sofa and chairs out, vacuum behind them. If you don’t have the time, vacuum around the furniture until you do have the time for a thorough vacuum.

Now it’s time to focus on the furniture. If your sofa has been stained and shredded by the kids and the animals, and if the site of it make you cringe, imagine how your guests feel when you invite them to sit on it. It might be time for a new one. If a new one is out of the question, you can easily give your sofa a new and updated look with a slipcover. There are lots of fitted slipcovers available in wide varieties of colors and patterns and there is sure to be one to suit your decorating taste.

There, wasn’t that easy?

Home Repair Improvement Advice

Home Repair Improvement Advice
by: Tom Laing

Our homes are our precious possessions – to own a home for oneself is a goal many people aim for in life, even from childhood. After making a home for oneself and the family, it needs to be kept clean and well maintained. Home repair improvement plays a big role in the duties of owning a home. Home repair improvement is something that should be handled with care and planning. If not, the whole effort is going to be counter productive and it will require another phase of home repair to set everything right.

While embarking upon a whole series of home repair improvement work, do a bit of thinking on how you are going to do the things. There are hundreds of sites on the web suggesting tips about effective home repair improvement and there are contractors who boast themselves to be the final word in the art of home repair improvement. The point is, while hiring someone for the home repair improvement work, make sure that the person under consideration is a competent expert in the trade. After all, your home is a major financial asset and it is your duty to ensure that all home repair improvement goes well.

In home repair improvement plans, there will be a lot of contractors coming forward offering their expert services at varying rates. You could easily find the contact information of such people in yellow pages, news papers and TV and Radio. But in such cases, there is no way by which we could assess their credibility regarding their expertise in home repair improvement work.

The best rule of thumb is to check it with your friends, neighbors, or co-workers who have had home repair improvement work done. Ask them if they were satisfied with the end product and get the name of the contractor they used. Get written estimates from several firms and ask for explanations for price variations. Don’t automatically choose the lowest bidder.

Depending upon the scope and size of the home repair improvement project you have, select a general contractor or a specialist. Design/Build Contractors provide one-stop service – they see everything from start to finish. Make sure that the home repair improvement contractor you contact is reputable because not all contractors work ethically. Be aware of the following red flags – your contractor offers you discounts for referrals; he just happens to have materials left over from a previous job; he only accepts cash payments; he pressures you for an immediate decision; he offers exceptionally long guarantees and asks you to pay for the entire job up-front.

Before hiring a home repair improvement contractor it will be worthwhile to ask him a few questions. Ask how long he has been in business, if he is licensed and registered with the state, if he has a list of references, if he has a portfolio the projects done recently and what type insurance he carries. Any flaw in any of these factors invariably proves the point that the home repair improvement contractor is a phony or works without a valid license.

Regarding the payment options in the home repair improvement work, make sure that you have an idea about the limit of down payment. Try to make payments during the project contingent upon completion of a defined amount of work. Don’t make the final payment or sign an affidavit of final release until you are satisfied with the work and know that the subcontractors and suppliers have been paid.

Make it a point to make a written contract signed by both the parties before starting the home repair improvement work. See carefully that every term and condition is agreed upon and is free of any loop holes. Keep track of all the relevant paper work concerning all the activities done during the home repair improvement work. Before you sign off and make the final payment, ensure yourself that every detail and everything is in place and accounted for. Make sure that all standards have been met and you have relevant proof that all subcontractors and suppliers have been paid. Above all, walk around and see that the home repair improvement work has been done satisfactorily.

During or after the home repair improvement work, if you have any difference of opinion, try to solve it by speaking with the contractor directly. If you are not able to resolve at that level, contact State and local consumer protection offices, state or local Builders Association and/or Remodelor’s Council, the Local Better Business Bureau, Action line and consumer reporters or Local dispute resolution programs.

A Sensually Scented Home

A Sensually Scented Home
by: Paul Duxbury

There are many ways to scent your home using perfumes and herbs. In today’s world, you will find many gadgets on the market that are designed to make your home smell like scented flower fields or warm ocean winds.

The main problem with using modern products like air fresheners and incense is that the fragrance fades quickly. Air fresheners also put chemicals in the air that those with sensitive lungs may find disagreeable.

There are many alternative ways to scent a home where the fragrance lasts for weeks, months or years…that are not only more affordable but that also smell more wonderful.

One method would be to take squares of cloth and make little pillows about 4 inches square stuffed with herbs or nicely scented potpourri. Lavender buds make wonderful smelling sachets, as do dried citrus rinds and dried flowers.

Place these small pillows wherever you would like the scent to linger…in the bathroom, closet or under your sofa.

You can also make nice decorations of plaster of Paris to hang in your closets, by your windows or in your car. To do this, purchase candy moulds, essential oils (or any scented item like perfume or potpourri) and small twine. Mix the scent of your choice into your plaster of Paris, pour into your moulds, then take pieces of twin and tie the ends into a knot to create a loop. Press the knot into your plaster so that the twine will stay in place once the plaster dries.

A nice twist for this method would be to mould your plaster into small oval Tupperware bowls then stack them neatly in baskets throughout your home, These are known as scented rocks and make attractive décor.

A nice way to get the scent of roses in your home would be to make rosewater soaked papers, and use these as stuffing inside of your scented pillows instead of dried florals or herbs.

To do this, simmer a cup of rose petals with one cup of water for 3 to 4 hours until the water is strongly scented. If the water evaporates during the simmering, just add a bit more.

Once the concentration is strong, strain the mixture, then place strips of paper in the water and simmer until most of the water is evaporated. Next, lay your paper somewhere to dry, such as laying them on a towel or hanging them from a clothes hanger. Once dry, tear into little pieces and place in your sachets. Although the scent may not be as strong as you would like, once your pillows have been made and sit in place for a time, you will notice a nice, slight rose scent in your home. You simply need to give your home time to warm the papers, which releases the scent.

You may also use these papers in your vacuum cleaner. Place the strips in an envelope and place the envelope in your vacuums bag. As you vacuum your home, you will notice a nice rose scent in the air.

Master Bedroom Organization
by: Hana Lee

In a perfect world your master bedroom should be a haven in which you and your spouse can retreat from the world and enjoy each other. Unfortunately, the same type of clutter and dust that invades every other room in your house can spill over into your master bedroom.

One of the easiest ways to spiffy up your master bedroom on a daily basis is make the bed. It’s a simple as that. If you aren’t someone who routinely makes the bed you’ll be amazed how much better a room will look and how quickly you’ll be hooked. A great facelift for a bedroom is also a simple one, it’s called a “bed in a bag”. These sets come with comforters, coordinating sheets, pillow shams and bed skirts. If you have a visible bathroom attached to the master bedroom it’s nice to carry your color theme through to the bathroom too.

Clear off the top of your dressers. As with all flat surfaces these will tend to gather papers too. If you don’t have a home office where you keep bills and other important papers, get an organizer. A good way to organize bills and papers is in an accordion folder. They can be organized alphabetically or by month. Just get them off your dresser!

Now onto the vanity. It’s time to part with what you really don’t use. Bottles left sitting anywhere just become dust collectors and if you haven’t used that perfume in the past two years, you probably aren’t going to. You can pick up some small and nifty storage boxes and use one for lipstick, one for eye makeup, and one for foundation. It’s a good time to go through all your make up and get rid of what’s old.

If you don’t already have one, get a laundry basket for your room. These can also be decorative items. Get those clothes up off the floor. Get a shoe rack for your closet and put your shoes in the closet when you change clothes after you get home from work. Shoes left lying around in a bedroom don’t just look bad - they can be a health hazard. More than one person has hurt him or herself tripping over shoes on the way to the bathroom during the night.

Now that we’ve beautified the bed and are going to keep it made, cleared off the tops of the dressers and organized the papers. Picked up the shoes and dirty clothes from off the floor it’s time to run the vacuum.

Now sit back, relax, and enjoy your master bedroom.

Have You Tried Beds Like The New Style Waterbeds?
by: Hazel Prechtel

Waterbeds are a very popular bedroom option because they provide such a gorgeous sleep and total rest for the entire slumber. Waterbeds are a revolution in sleeping because as soon as you lie on a waterbed you will notice a big difference from your normal bed. A waterbed feels a lot different from your traditional inner spring mattress style bed.

In any event though, the waterbeds of today are not the wavy, sea sick style waterbeds that you might perceive them as. Waterbeds have changed for the better and are now a very popular bedding option. Today’s waterbed is totally comfortable and completely shapes your body - structure and size - so that you get the optimum slumber. When you lie on a new modern day waterbed you will find it to be so comfortable that you will not want to move. It quite simply is far more luxurious than a standard inner spring bed.

With the recent manufacture of “wave less” waterbeds in the bedding industry, people who take the bold step of purchasing a waterbed are now receiving a far improved level of sleep allowing them to have more energy and improved health on a daily basis. Bedding manufacturers have responded to the changing demands of consumers and their feedback has changed bedding options forever. Nights of tossing and turning are long gone. You should note that when you own a waterbed there is some maintenance that is required. However, once you have had a good nights sleep in the waterbed, you won’t give the maintenance a second thought.

There are a wide variety of parts and supplies that you can find over the Internet for your waterbed. When buying them over the Internet you can also generally find them at better then retail prices. Bedding stores online offer items such as waterbed heaters, drain fill kits, frames and headboards. Many of the parts and supplies that are available from online bedding supply stores can also be very useful to you, especially if you intend to install and maintain the waterbed yourself without professional assistance. But apart from the maintenance perspective you can also have fun decorating your waterbed to match in with you bedroom decor. You can purchase any number of quilts, throw cushions and towels from these specialty bedding suppliers.

If you take care of your waterbed and conduct regular maintenance on it then your waterbed will be able to serve you for many years to come. The waterbed parts and supplies that you can purchase will assist you in doing this - ensuring years of sound sleeping.

Bathroom Organization
by: Norman Fleming

If you’re lucky enough to have a “guest bathroom”, one that isn’t used by the family and one where you can always keep clean hand towels hanging for the guests, good for you. For most of us however, we have one or two bathrooms, and they both get a lot of use from the family members on a daily basis. Let’s see how you can organize your bathroom so that it’s guest ready too.

The one thing that most of us have too much of is lots of bottles of “stuff” sitting around the sink and countertop. Go through these and discard what you don’t use on a daily basis, and what only has a drip left in it. Go buy two decorative baskets and have a “his” and “hers”. One for his stuff, and one for her stuff. You could keep your toothpaste, hairspray, brush and comb, moisturizer, etc., in a basket that can be simply picked up and moved when guests come, and then put back when you’re ready to use them again.

If you like to have magazines in the bathroom don’t let them just pile up in a corner next to the toilet, get a nice magazine rack for them.

Next take a look at the inside of the shower. How moldy is that curtain? They cost around $4.00 - buy a new one. Look at the bottles in the shower, they tend to get left in the shower even when they’re almost empty. Throw them out and try to streamline the number of bottles in the shower. If you don’t have built in shelves around your shower get an organizer that hangs over your showerhead, or one on an extension pole you can put in the corner of the shower.

A cheap way to make your bathroom like new is with accessories. Buy a nice shower curtain with a matching rug. You can also get matching towels. If you have limited towel space you can buy a towel rack that hangs on the wall, they come in many different designs. With a nice wall towel rack you can make a display of beautifully colored towels - that you can also use too! Purchase a set of matching bathroom accessories, soap dish, toothbrush holder, cup, liquid soap dispenser.

I think you’re going to love your bathroom!

Curtains, Windows and Feng Shui

Curtains, Windows and Feng Shui
by: Charles Kassotis

Feng Shui is an ancient Chinese philosophy. It is the study of living in harmony and prosperity with nature. Feng Shui means literally “wind water”. It is a form of geomancy, trying to understand the relationships between nature and ourselves so that we may live in harmony within our environment. It is based upon the simple thought that our lives are deeply affected by our physical and emotional environment.

One of our chief environments is our house, where we spend most of our time. Feng Shui has advice and solutions to offer, in order to let the “chi”, the energy, flow smoothly around the house. Curtains and windows are the most prominent features of our homes. Fabrics, color, material, window arrangement, yes, all these may affect your homes chi. Let’s see how to improve it.

· Pull the curtains back during daytime to allow sunlight to lighten your house and give the area positive energy.

· Keep your curtains closed at night. Don’t leave your windows exposed into night as it is considered to bring bad luck.

· Blinds and curtain rings should be of natural material. The most beneficial is wood. Avoid plastic by all means!

· Curtains should be large enough to cover the window and long enough to reach the floor.

· Curtains should have curves to them. When drawn together there should be enough fabric hanging to form pleats and folds.

· Make sure that curtains open and close easily.

· Curtains that hang limply each side of a window are considered bad Feng Shui.

· Keep your curtains and windows clean in order to allow the chi to come inside fresh and clean.

· Match your curtains with the seasons to freshen up yours and your chis’ mood. Use heavy fabrics for winter and lighter fabrics for summer. Utilize warm colours for wintertime and light happy colours for spring and summertime. Choose shades of green at spring, shades of red, orange and pink at summer, white, grey and metallic colours for autumn and shades of blue in winter.

· Windows are best when opening outwards. If a window opens inwards make sure it doesn’t face the West, which is the direction that signifies death or ending. In that case, block negative chi with an outward facing mirror or a plant with round leaves.

· Octagonal and arched windows are considered good Feng Shui.

You can also utilize colours in your curtains to change colours in each room of your house, adjusting it correctly to specific energies each room should have. Have matching pairs in your bedroom and colours that invite love such as pink or green. For the diving room use red to keep guests energized and excited. For kitchens and playrooms orange and yellow is refreshing and revitalizing. Green is a calming colour ideal for living rooms. Purple signifies richness and transformation, which makes it ideal for spiritual rooms.

Whether you believe in Feng Shui or not, the best way to decorate your house and choose your curtain fabrics and colours is your personal taste and instinct. Add some positive Chi energy and you have the perfect house. Yours!

Finding Your Dream Home

Finding Your Dream Home
by: Dakota Caudilla

Finding your dream home starts with you. That’s a statement that you will have to remember throughout your search for your dream home. The reason is because throughout your journey of finding your dream home, you will find yourself being derailed one time too many. Everyone will want to give you advice on where is the best location, who’s the better realtor, who is better contractor, etc. so, remember, it’s YOUR dream home. When in doubt, refer to yourself. Better yet, browse through magazines and newspapers and cut out pictures of homes that you like, areas that you fancy and paste it into a special ‘My dream home project’ book. This way, you can’t go wrong.

The first thing to do is to determine the area where you want to get a house in. Your dream home should not be too far away from your work place, schools, family members, etc…unless you want it to be, of course. Get a real estate agent to help you buy the house off the original owner. Some websites actually allow you to key in an area code and they will give you a whole list of houses on sale in that area. If your dream house is listed, you’re in luck. They will assign a realtor to work with you on buying your dream home.

The next step towards buying your dream home is, of course, financing. If you have the cash, you can buy your dream home instantly. Nobody rejects cash! Well, unless the original owner wishes to keep the home because of sentimental reasons. If you’re like the rest of us, you may not have enough money to buy your dream home in cash. So, start researching on an affordable and most viable home loan.

The process between signing the agreement to getting the loan to having the keys to your dream home is a long way. This is a good time for you to find a contractor to design and construct your dream home for you. The best way to find a suitable contractor to design your dream home is to ask around – there’s nothing quite like referrals. Referrals mean they are satisfied with the services that have been provided by the contractor.

Designing and constructing your dream home is both a painful and pleasurable experience! I mean, you’re literally designing a home that you hope to live in for a couple of years, maybe even for a lifetime! It’s exciting as you watch every single inch of the house transform from an empty hollow shell into the home of your dreams! The artistic input from the designer, your own personal preferences all combine together – and viola! You have a dream home to live in.

This is also the time to discuss the inside of your home – would you like it to be cozy or clean and organized? Is there any particular style preference you think you should tell your designer/contractor? Your dream home should be consistent in all areas of the home – but they can have different characteristics. For example, exotic Asian look for the bedroom, French home look in the kitchen and the fun, jovial and cheery look for the kids’ bedrooms.

The most important thing to consider is the comfort level and practicality of your dream home.

First-Time House Buyers Still Finding It Tough To Get Into The Market

First-Time House Buyers Still Finding It Tough To Get Into The Market
by: Richard Green

Buying a house in the current housing market is tough. Becoming a first-time house buyer is very tough. Recent research by the Chartered Institute of Housing Cymru (CIH) ( www.cih.org/ ) has show just how difficult it has become for people in Wales aged 20-39 to get a foothold on the housing ladder, as the gap between house prices and wages increases.

The study showed that young working households in Wales currently earn on average £27,039, however the cost of a two bedroom house is almost four times that at £107,864. In some rural areas the situation is even worse, with house prices around five times the average household income. The most expensive areas according to the survey were Monmouthshire (£147,084), Cardiff (£142,773) and the Vale of Glamorgan (£138,019).

A representative of the CIH said “Young households are being forced out of the property market across the country … It is particularly bad in areas where wages and salaries are low yet demand for homes is high.”

However the news is not all bad for first-time buyers in Wales, as the Royal Bank of Scotland has announced that the Rhondda town of Ferndale has been crowned the most desirable investment spot for new home buyers in the its first-time buyer property index.

A spokesperson from The Royal Bank of Scotland said, “The index reveals that for savvy house hunters, the most crucial aspects determining future return on investment are the low house price to high income ratio and the recent house price growth rate of the area, alongside any regeneration prospects.”

Ferndale topped the chart despite earlier this year gaining the dubious distinction of coming bottom in a house price league of 1,414 Welsh and English towns based on prices since 2000.

In the wake of the recent market upturn in the town, it is now boasting a large number of “for sale” and “sold” signs and looking to attract more first-time buyers.

According to The Royal Bank of Scotland, “Buying in an up-and-coming property hotspot can help first-time buyers climb the ladder faster to their ideal property or location in the future”.

Housing organization Rightmove believe that with property prices in Wales bucking the current UK decline in house prices and outstripping the rest of Britain by more 7% and correcting a previous 6% price slump, the housing market in Wales is starting to look brighter for sellers.

Rightmove also declared last month that almost 120,000 sellers in England and Wales cut their asking price in the four weeks up to 6th August and stated that this reflected that it is currently a buyers’ market as, “There is too much unsold property still available to expect anything other than a continuation of static asking prices this year.”

Rightmove said that with house prices doubling over the last five or six years and mortgage rates having also recently risen, the only affordable option for some people is to rent property rather than buying.

Isabelle Kassam writing for Moneynet ( www.moneynet.co.uk ) believes that since, “Interest rates fell recently but mortgage lenders have been slow to pass the reduction on to consumers. Borrowers who are holding out for an even lower fixed rate are playing an anxious waiting game.”

The situation does not look good for those who are presently in rented accommodation hoping for the climate in the housing market to get better, as the Royal Institution for Chartered Surveyors (RICS) has revealed that rents have risen at their fastest rate for four years. This is rubbing salt into the wounds of would-be first-time buyers, as tenant demand is rising on flats as prospective first-time buyers struggle to afford their first property. A vicious circle has been created that is affecting many prospective buyers. While not being able to currently afford to buy, the higher rents are preventing the hopeful first-time buyers from saving enough to get out of the rented accommodation trap.

Mr Shipside of Rightmove indicated that those being hurt most, “really is first-time buyers, and there is a lot of demand for flats. Two thirds of tenants are actually under 35, so they are the people that are being hurt by rising house prices and rising mortgage rates.”

Home Security Systems You Can Watch From Work

Home Security Systems You Can Watch From Work
by: Dakota Caudilla

Do you know what’s going on in your home when you’re away at work? Do you have a reliable home security system that can relieve you of your worries and concerns when someone is breaking into your home when you’re away? If you already have a home security system in place, how reliable and steadfast is it? Has anyone ever broken into your home even with your current home security system in place? Do you know that you can now install a home security system that utilizes the Internet so that the home security system can actually alert you of unusual activities at home?

That’s how far the home security system technology has advanced. If you’re still having one of those old home security systems that blares a siren whenever there’s an intruder, then you’re not doing the best you can to protect your home. How many times have you heard one of those sirens cut through the silence of the night and ignored it because the siren is turned off about a minute later? Intruders who break into homes know how to turn off the old types of home security systems and they can usually break through any of those home security systems easily.

With the advancement of technology, home security systems have developed into more than just an electronic alarm system that detects opened windows or doors. Conventional home security systems have sensors built into the home security units that detect interruption in the flow of electricity. Whenever the home security system detects the interruptions, it will either let out a deafening siren or activate strobe lights to attract attention.

But have you ever thought about this – what if others choose to ignore the sirens and lights?

What you really need is a home security system that will silently alert guards and you of the activities in the home. Combining the advancement of the technology used to create and develop home security systems together with the Internet, the home security system will silently send signals of the intrusion to a call center run by the home security company. It will also send a message to your cell phone or make a call using your telephone line to you to alert you of a possible break in. With the home security system’s silent method of alerting various parties, the intruder is not alerted but YOU are. Therefore, it will give the police and the relevant authorities enough time to act and catch the intruders in action.

In fact, the latest home security systems in the market today allow you to activate and deactivate your home security system via the Internet or through your phone. This is what I call a TOTAL convenience to home security systems.

Finding A Reputable Moving Company
by: York Packore

Irrespective of where you are moving to, moving is made so much easier by doing some pre move planning.

When you moving it is a great time to itemize all of your belongings and throw out or sell the items that you no longer plan to use or want to keep. There is probably hundreds as everyone always has some. You can have yard sale or donate to a local charities.

if you intend on user a moving company then ask plenty of questions rates and results. If friends or neighbors have moved recently you might like to see if they will recommend a company.

One of the most important issues is availability and whether the company has a truck that will fit your belongings and whether they are free to move you on the day you need to move. Ask if their price is inclusive of boxes, tape, marking pens, dollies, and packing paper. Also ask if their quote includes travelling insurance.

Other questions to oaks include:

1) Do they have membership to the American Moving and Storage Association

2) How long have they been in business?

3) Can they give you referrals?

4) Can they provide a detailed and itemized statement of to be performed?

Moving companies make their charges based on weight, distance, and services provided. You should ask if your quote includes any additional charges for person-hours, packing materials, travel time, and any waiting time (if you can’t get into the property straight away). Ask what sort of payment methods the movers will accept and find out if you need to take out your own insurance.

Before selecting any insurance option, understand whether you will be reimbursed based on the extent of the damage and the item’s depreciated value, or on your cost to replace the item. Also, be sure to check your homeowner’s insurance for any moving damage coverage.

Slow Down-It’s a Construction Zone
by: Boise Doaglo

Everywhere you look… it’s a construction zone!

With the blossoming population in many urban areas, it is almost a given that when you venture around town to commute or to perform your errands, you will come across at least one type of construction project or another. It can be very frustrating to have to wait in traffic because a lane or two of traffic may be blocked in order to widen the roads or make repairs or other improvements. It is hard to think about the fact that the setbacks now will lead to more efficient travel and lifestyles in the future. Construction not only means growth, it also means jobs and an improved economy. If an area is growing that is a good sign that the economy it that area is growing as well.

Road construction can be unnerving when trying to get around town. Areas that are already congested with high amounts of cars seem doubly so while road construction is under way. The one thing to remember when dealing with road construction is to keep a level head and stay calm while dealing with increased traffic. It is very easy to get aggravated behind the wheel, but that will not serve anyone any good purpose, especially yourself. In these times of everyone being in a hurry, slowing down in areas of road construction are not only a courtesy, but a must. Fines are very hefty for speeding through a construction zone, so taking your time to get through a construction area with caution is not only safe for you and the road workers, but, as equally important, it is the law.

With increased population, comes an increase in housing construction. Areas that once were orange groves or tree farms are now being cleared to make way for houses and apartments. Construction of housing is loud and chaotic, with many trucks going in and out of construction sites. It is a good idea to use caution when traveling in any housing construction area.

When commercial construction of shopping centers, sports arenas or office buildings is involved, you will see even bigger trucks and equipment, including cranes, bulldozers and other large vehicles. Use extra caution to avoid the equipment and workers who are working on these sites. They are just trying to do their jobs and they want to get them done safely and quickly as well.

We can’t stop growth or construction. As long as people continue to have families, they will need places for those families to live, shop, work, and go to school. In the end construction benefits all of us. Not only does it help the economy, but it also makes life easier and more pleasant. So the next time that you see a construction site, try to think about the positives and keep yourself and others safe.

Solar Panels
by: John Smith

If you’re looking for a way to conserve electricity, renewable energy may be the answer. Renewable, or solar energy, uses the sun’s light, along with wind and even certain molecules in plants and animals in order to power cars, turn on lights, and keep appliances working.

Heat is produced whenever the sun touches something, and solar energy can be used to power almost anything. Natural gas, oil, and coal are all byproducts of solar energy, since the plants and animals used to create these natural resources receive their energy from the sun. However, since coal, oil, and gas are resources that can be depleted from the earth, they should be conserved as much as possible, which is why scientists and environmentalists are conducing progressive research on ways to use renewable energy in every day life. This way, solar energy can be used more often.

Powering everything with solar energy isn’t possible just yet, since a way to capture enough sunlight to power everything in a home or business hasn’t been discovered. So, many people use solar panels, which can be placed on a side of a roof to attract sunlight during the day that can be used to heat rooms and water. Solar panels can be purchased at a number of retail stores now, as well as online. Panels do a great job of helping families and businesses to conserve energy. Hopefully, solar panels will become a part of daily life, in order to prevent the disappearance of natural resources and to maintain energy conservation.

How To Buy A Power Tool

How To Buy A Power Tool
by: Eric J

Power tools are very expensive and when said and done all the tools can add up to a big expense. So when buying a power tool you want to not only make sure you are getting the most for your dollar, but you also want to make sure you are buying the right power tool. You don’t want to buy a tool that is pure overkill on power or even worst, underpowered. That’s why when you buy a power tool you want to look at the important aspects of the tools and sometimes this can be confusing. One important question to ask yourself is, “What kind of user am I?” Once you find this out choosing the right brand is a lot easier. After you decided what kind of user you are you need to look at some important aspects such as corded vs. cordless, amps and horsepower, return policies and more.

Kind of User

A power tool is an extension of your hands, like Edward Scissor Hands. If you have the right tool and a quality tool, you can create or fix just about anything. One important question you need to ask yourself is, “What kind of user am I?” If you are a light homeowner user, you can get away with a less expensive brand such as Black and Decker. A light homeowner user probably will not put a lot of use and abuse on the tools and power is not a big deal. Remember more power usually means more weight in the tool. Black and Decker designs their tools for the light homeowner use. They are quality built and inexpensive.

If you are not a light home owner use, but aren’t a serious user, Craftsman makes an exceptional tool. Craftsman actually has other companies make these tools for them; you can see their manufactures through the source code. Craftsman makes a good quality tool that has a lot of features and good power. Plus they have a great return policy if something happens or you are dissatisfied with the tool.

If you are a serious home user or contractor, go with a good brand name such as Milwaukee, Dewalt, Bosch, Porter Cable or Makita. These manufactures pride themselves on making the best tool. They are constantly putting money into their research and development process to make these tools even better. These professional power tools cost more, but they are made with better technology and materials. They also have a better design that causes less fatigue on the user. Not to mention that these tools are made to last a life time.

Quality Tool

The tools mentioned above are good quality tools. I would suggest staying with one of the manufactures above for a couple different reasons, but the main reason is efficiency. These power tools will last you a lifetime. They are designed by companies who have been in the business for along time and they understand power tools. They understand quality, safety and what makes a good tool. These are more efficient meaning they can actually transfer more power from the input or batter to the output. This means less work for the user and less frustration. If you would like to learn more about the difference between cheap power tools and professional power tools, please see this article.

Corded Vs. Cordless

Corded power tools tend to have a little more power, while the cordless has the versatility. At least this is the case now. Milwaukee just came out with a new battery technology that might change everything. Cordless power tools are becoming more and more common as they are increasing their power, while lowering their overall weight of the tool. I would suggest going with a cordless tool because of versatility. The only reason to go with a corded tool is if you will be using the tool for long periods of time or the tool you are looking for has a substantial more power capability in the corded version.

Return policy

Power tools are expensive and I don’t care how carefully any company watches for defect, they will always get one or two pass them by. You never know what will happen. These companies do a very good job and have very low returns on their products, but as a consumer you always want to be prepared. I would suggest going with a store that has an exceptional return policy, such as Amazon. They have been voted year after year as one of the most return friendly stores around. Amazon is also a good place to go because they have user ratings from real people who have used the tools. Just make sure you know your return policy from what ever store you buy from.

Winterizing Tips for your Lawn and Garden

Winterizing Tips for your Lawn and Garden
by: Cheryl Summer

Your outdoor plants have worked hard for you all summer, making your yard a place you’re proud to call home. Properly winterizing your lawn and garden is an important step toward healthy soil, lush grass, and happy plants next year. Remember to take care of your outdoor accessories, including your lawn equipment, gardening tools, and all of your lawn and garden decor. A little time spent this autumn will make your gardening and landscaping efforts easier and more enjoyable next spring!

Let’s start with the easy jobs - First remember to store all of your lawn and garden decor including fragile planters, gazing balls, and your deck furniture. Unglazed terra cotta planters left filled with soil outside will often break in the freezing temperatures so it is best to clean them and place them in a storage area where they are protected from the elements.

Autumn is the time to find your birdfeeders and to start stocking your winter feeding pantry. Soon your many feathered friends will be flocking to your feeders for that nutritious morsel. Remember to keep your feeders full through the winter as the birds need reliable food sources through the winter months.

Now that you’ve done the easy tasks, let’s move on to the more mundane winterizing chores. Start by simply cleaning up the vegetable garden. After the first hard frost, remove the year’s annual plants and the dead vegetation. You can add this material to your compost pile, but make sure you’re not adding material from diseased or pest-infested plants. You’ll want to pull perennial weeds before you mulch your garden down for the winter.

The best part of fall landscape chores is planting the spring-blooming bulbs. Crocus, tulips, and daffodils are a beautiful addition to the early spring landscape.

In the yard there’s the major job of raking leaves. These are great either in the compost pile or as direct mulch on the garden. Perennial flowers may be smothered by a heavy layer of mulch, however. Also, wait to prune your trees until later in the winter.

After the ground freezes you can mulch your perennial flowers and newly planted trees. Certain shrubs will need to be wrapped in burlap to protect them from wind damage, sun scald, and other winter injury.

Moving on to the mechanical tasks of winterizing your lawn and garden - While you might try to procrastinate on these jobs until spring, you’ll be well rewarded for the maintenance you perform this fall. Drain the gas from your lawnmower and string trimmer. Actually it’s best to let your mowers and trimmers simply run out of fuel. If you don’t want to ‘waste’ that little bit of fuel, add a gas conditioner before the long winter. Be sure to follow directions. Also, take the same care with your gardening equipment such as your rotary tiller.

Clean all of your landscaping equipment before you store it away for the long, cold winter. Wash with soap and water, clean the air filter, and change the oil. You’ll find that first lawn mowing job in the spring a little bit easier if you take time to sharpen the blades now. You can protect that freshly sharpened blade by applying a little spray oil to the blades. You can also apply light spray oil to other moving parts such as cables and the throttle controls.

Lastly, drain all of the water from the garden hoses and turn off the taps. Be sure to store your insecticides, herbicides, and fertilizers in a safe storage area that will not freeze. Make sure these materials are kept away from children and pets!

The Short Version of How to Research Land and Property Information

Thinking of investing in a good plot of land but don’t know how to research and find information about the history of the land? You’re right, you need to know the history and the basic information about the land before you invest in it. Even if the land appears to be exactly what you’re looking for, you’ll never know what has been done on the piece of land before the Civil War or even before that. At some point in your land finding spree, you’ll need to learn how to research and dig into land and property records.

By looking through the land and property records, you will find out who has owned the piece of property or land before this, who currently owns the piece of land or property now, how much was the land or property bought for in the past, and when the transaction occurred. You can find all this information in the land and property records.

If you’re new to all this land buying and land selling, be warned that looking through and finding information about a certain piece of land or property can be a little intimidating and time-consuming in the beginning. But once you learn the ropes, looking through the land and property records will be a piece of cake!

Knowing where to find the land and property records

The very first baby step that you will need to take when you’re researching on a piece of land is to know where to look for the information. Some people find the land and property records useful when they are doing either genealogical or historical research.

You can either visit the Land and Property records association in your State or Country for more information or if they have a website, like www.lva.lib.va.us/collect/localrecs/locrecs-listing.htm, the land and property records is literally one click away! In most States in the U.S, the Clerk of the Circuit Court handles the Land and Property records with regards to the individual states.

Get to the know the people who manages the Land and Records

You’re not trying to polish shoes here but most people will tell you that to ensure that your research for Land and Property is as smooth as possible, you should make an effort to get to know the people who are working as staff in the records room. The reason why you should get to know the staff in the Land and Records department is this: they can make your search for information smoother, faster and more efficient. The records room for the Land and Property records department is usually filled with nothing but cabinets after cabinets, shelves after shelves of books. If you don’t know how and where to find the land and property records that you want to find, you could be in for a long ride. The staff can help you by directing you to the right section and pointing you to the right shelves where the land property records are being kept. And if you spend some time getting to know them even better, you will find out how they actually record, keep and organize all the land and pr!

operty records that they have in the land and property department records room.

Knowing the basic information to make your search for land records easier

Your search will be easier if you know the address of the land or property that you’re looking for. If you don’t know the address of the land or property, you should make an effort to find out the name of the owner of that piece of land or property. This is because most records rooms file the records according to name of the owner, house number, street name, parcel ID and other types of information about the ownership of the land or property.

What’s important are facts like, when the record was last updated, sale date and type, deed book number, deed page….etc. Armed with that information, you should have a shorter and sweeter journey to finding the information about the land or property.

Restore and Protect Your Deck
by: R.L. Fielding

Have the long months of winter taken a toll on your deck? Is it dirty, mildew-stained and wearing a coat of gray?

Don’t worry. It’s easy to restore your deck to its natural beauty so you can enjoy it during the warm months ahead. And, it’s just as easy to protect your deck so it stays beautiful for years to come. Here’s some advice from the experts at Wolman Wood Care Products:

Step 1:

Clean away dirt and gray weathered wood with an acid-free, biodegradable deck cleaner, like Wolman Deck Brite (formerly Deck & Fence Brightener). Deck Brite is tough on ground-in dirt, mildew and algae stains, yet it’s gentle to handle and safe to use near grass, plants or shrubs. Its fast-acting foaming action loosens and lifts dirt, stains and weathered-gray discoloration in 10 minutes or less. And unlike chlorine bleach, which can actually degrade the structure of the wood, Deck Brite’s oxygen bleach formula cleans and restores the wood to its original, like-new look without whitening or damaging the wood surface. Protective finishes will adhere better and last longer.

Step 2:

Protect your deck against mildew attack, water damage and graying with a powerful finish and preservative, like Wolman F&P Premium Wood Finish and Preservative. As a preservative, F&P contains twice the mildewcide of other products to prohibit decay-producing fungal growth including mildew and mold – other leading products simply resist mildew on the coating film. It also contains a water repellent that exceeds national standards, thereby minimizing wood damage such as splitting and warping. In fact, F&P is guaranteed to repel water and protect against wood rot and decay up to four years. F&P is available in four one-coat, easy-to-apply finishes – golden pine, natural, cedar and redwood – that beautify wood with long-lasting, transparent color that reveals natural wood grain and protects against graying.

Step 3:

Bring out your patio furniture and enjoy your deck this spring – and, for many seasons to come.
